Temecula is the steadiest of the higher-priced markets in this area. The median closed sale has held a narrow range over the past year — up or down a point or two in a given quarter, but no sharp move in either direction. Month-to-month shifts here usually reflect which homes happened to sell rather than a broad change in value; a well-kept 3-bedroom is not gaining several percent in a month. Homes go under contract quickly and close at essentially asking. For a seller, that leaves almost no slack in pricing: list right and you’re likely in contract within a few weeks; list high and you sit while newer listings undercut you. For a buyer, there’s little room to expect a discount off a fair price — and little risk of overpaying into a runaway market.
