Menifee incorporated in 2008 and has been one of the faster-growing cities in Riverside County since, filling in the open land between Perris, Sun City and Murrieta along the I-215. It absorbed the older Sun City retirement community on its north side, so the city is a mix of active new construction and established 55-plus neighborhoods.
Most of what’s for sale is newer three- and four-bedroom homes in the $500K–$800K range, with builders still delivering product across several corridors. Because so much stock is recent, floor plans and lot sizes are fairly consistent, and true fixer inventory is limited.
Menifee suits buyers who want a newer home at a lower price than Temecula or Murrieta and are comfortable in a still-developing city — some areas have finished infrastructure and retail, others are a few years out.
The market right now
Menifee is the busiest and most liquid market of the group, and one of the flattest — the median has held a narrow range with little year-over-year movement. It also carries a high active inventory, and that’s what gives buyers negotiating room. Homes still go under contract fairly quickly, but that speed is for homes priced right against a lot of competition. For a seller, the high supply means your list price in week one largely decides whether you’re in contract in month one — a buyer who thinks you’re high has no shortage of alternatives. For a buyer, this is the market on the report with the most selection and the most leverage.
