Temecula sits at the south end of Southwest Riverside County, right where the I-15 crosses into San Diego County. It’s best known for the wine country on its east side and for Old Town, a walkable historic core of restaurants and shops, but most of the city is newer master-planned neighborhoods spread across rolling hills.
The housing here runs larger and newer than its neighbors — the bulk of what’s for sale is four- and five-bedroom two-story homes, and a real share of the market is over $1M, concentrated in the wine-country estates and the newer south-side tracts. Smaller single-story homes exist but they’re the minority and they move quickly.
Temecula tends to suit buyers who want space, newer construction, and a commute pointed toward San Diego rather than the Inland Empire. The trade-off is price: it’s consistently one of the higher medians in the region, and the entry point for a detached home is real.

For a buyer, there’s little room to expect a discount off a fair price — and little risk of overpaying into a runaway market.
