Anaheim is one of the largest cities in Orange County, and one of the most varied — Disneyland anchors the west side and the Platinum Triangle around the Angel Stadium area has seen major newer development, while the Anaheim Colony historic district downtown preserves some of the city’s oldest housing stock, and the eastern hills carry a completely different, more suburban character than either.
That range means Anaheim doesn’t have one housing story — older bungalows near the Colony, dense newer construction near the Platinum Triangle, and standard suburban tracts through the hills, all at different price points, all inside one city.
Anaheim fits a buyer who wants Orange County access and is willing to be specific about which part of the city fits their budget and lifestyle, since the difference between neighborhoods here is bigger than in most cities on this list. For a seller, that same variety means pricing has to be anchored to the immediate neighborhood, not a citywide number.
The market right now
Anaheim’s median is up about 7.5% over the past year, and homes move fast — about two weeks to go under contract, with close to 300 closings in the last 90 days. That’s a strong seller’s market across a city with a lot of neighborhood variation. For a buyer, it means coming in prepared and specific about which part of Anaheim fits, since the fastest-moving listings won’t wait for a slow decision.
