Riverside is the county seat and one of the largest, oldest cities in the Inland Empire — home to UC Riverside, a historic downtown built around the Mission Inn, and a genuinely wide range of neighborhoods that have grown up over more than a century. The 91, 60, and 215 freeways all converge here, making it one of the better-connected cities in this area for commuting toward Orange County, Los Angeles, or elsewhere in the Inland Empire.

With hundreds of homes on the market at any given time, Riverside is the largest, most liquid market MZ Homes covers — more active listings and more monthly closings than anywhere else on this list. That scale means real variety: small historic homes near downtown, mid-century tract housing, and newer construction further out, all at different price points within the same city.

Riverside fits buyers who want city amenities, established neighborhoods, and genuine freeway access, and who are prepared to be specific about which part of the city they want — “Riverside” covers a lot of very different housing. For a seller, that same size is an advantage: there’s rarely a shortage of recent, genuinely comparable sales to price against.

The market right now

Riverside has actually gained a bit over the past year, unusual among the larger markets in this area, and it’s backed by real volume — well over 600 closings in the last quarter alone, more than any other city MZ Homes covers. Homes go under contract in about three weeks. For a seller, that combination of rising prices and a steady pace is about as favorable as this list gets right now. For a buyer, the size of the market means real selection and real comparables, even if the trend gives sellers a bit more leverage than in the softer markets nearby.
