Sommers Bend, Temecula

32 homes for sale right now in Sommers Bend.

Sommers Bend is a newer master-planned community in northeast Temecula, sometimes searched as “Summers Bend.” Woodside Homes began building it on land first planned as the second phase of Roripaugh Ranch, and other builders have added neighborhoods since, including Richmond American Homes and Taylor Morrison. The original plan called for about 1,500 homes, including an age-targeted 55+ section, along with preserved open space and a trail system.

Most homes in Sommers Bend were built from 2021 on, on streets such as Brunello Way, Sagewood Ridge, and Verbena Way. Homes typically run about 1,650 to 3,800 square feet with three to five bedrooms, on lots of about a sixth of an acre.

The Sports Ranch at Sommers Bend

The community’s largest public amenity is the Sports Ranch at Sommers Bend, a 22-acre City of Temecula park that opened in February 2022. It has two full-size baseball fields with natural grass, two full-size soccer fields with artificial turf, two basketball courts, a playground, and covered pavilions with picnic tables and BBQs.

What is for sale here

Listings here are mostly single-family homes, with some townhomes and condos, so the price range is wide. In October 2026, asking prices ran from about $510,000 for an attached home to just under $3 million for the largest single-family plans. Richmond American opened three more neighborhoods in March 2026 (Crestview, Goldenview Estates, and Sablewood Estates), so some homes here are new construction sold by the builder and others are resales.

A new home comes with a builder warranty and the newest floor plans. A resale is more likely to come with finished landscaping, window coverings, and room to negotiate on price. Compare the two on total cost, not list price alone.

Monthly costs to check

HOA dues on current listings mostly run about $230 to $320 a month. Because the community is new, many homes also carry a Mello-Roos special tax, which can add meaningfully to the monthly cost. Ask for the exact amount from the property tax bill before you write an offer.

Sommers Bend is in the Temecula Valley Unified School District. Check the district’s school locator for the assigned schools at a specific address, since boundaries can change as new schools open.

In the past 12 months, 76 homes sold in Sommers Bend at a median price of $855,000, typically after 41 days on the market, for about 100.0% of the final list price.
