Will the number hold up when the home is on the market?

A valuation is only useful if buyers agree with it. Of the 57 homes I've listed and sold that appear in the MLS records behind this site since 2013, 41 closed at or above their final asking price. Two recent examples are in Moreno Valley. I priced both at $499,000 to put each home in front of as many serious buyers as possible, and that competition turned into multiple offers: one closed at $536,000, the other at $525,375.

How is this different from an online estimate?

An online estimate is calculated from public records and never sees the inside of your home. My valuation starts from the recent sales around you, and when you tell me about your upgrades and improvements, I refine the number to account for them, which an algorithm can't do.

How long does it take to get my home value report?

Not long. The quick home value report is based on recent sales near you, so you'll have it fast; a more detailed valuation takes a little more information from you about your home's upgrades and improvements.

Who prepares my valuation?

I do, personally: Mike Zwarg, broker-owner of MZ Homes (CA DRE #01890233). The person who prepares your number is the same person who would price, market and negotiate your sale if you decide to list.

Is it free, and do I have to list with you?

Yes, it's free, and there is no obligation to list. You get the number and the sales behind it, and what you do with it is up to you.
