Living in Fallbrook

Fallbrook is an unincorporated community in northern San Diego County, inland from Oceanside, long known for its nurseries and avocado and citrus groves. It calls itself the Friendly Village. The setting is rural (rolling hills, larger parcels, horse property), rather than tract suburban.

It’s a higher-priced market: most listings are over $800K, and a large share are above $1M, with value driven heavily by acreage, views and usable land. Two homes of the same size can be far apart on price depending on the parcel.

Fallbrook fits buyers who want land, privacy and a rural pace, and who will price to genuinely comparable properties rather than comparable homes. Expect a more deliberate search and to pay for the lot, not just the structure.
