San Jacinto shares the valley floor with Hemet at the base of the San Jacinto Mountains, in eastern Riverside County. It’s a smaller, older town core surrounded by newer residential growth on the north and west sides toward the Ramona Expressway.
It prices a step above Hemet — most listings are three- and four-bedroom homes in the $400K–$600K range, with a healthy amount of newer construction and relatively little above $700K. There’s no strong pressure in either direction, which puts the outcome back on condition and pricing.
San Jacinto suits buyers who want newer space in the valley at a moderate price and have time to be selective. The commute west toward the I-215 is the main consideration.
