New Construction
Buying new doesn't mean going in alone.
Builder incentives, lot premiums, and structural options explained plainly, with your own representation at the sales office, not just the builder's on-site agent, who represents the builder, not you.
The builder's on-site agent works for the builder. Having your own broker at the sales office means someone negotiating for you specifically, on price, upgrades, and closing costs.
Base price rarely is the price: lot premiums, structural options, and upgrades add up fast, and most new communities carry an HOA and often a Mello-Roos tax an equivalent resale home nearby won't have. Worth knowing the full number before you fall for a model home.
New construction means a warranty and no deferred maintenance. Resale often means established landscaping, no lot premium, and more room to negotiate with a private seller than a builder tends to give. Which one wins depends on what you actually value.
Builder incentives (rate buy-downs, closing-cost credits, design-center credits) are genuinely negotiable and often move with the builder's own sales targets for the quarter, and timing a purchase around that can be worth real money.
