Beaumont is Banning’s western neighbor in the San Gorgonio Pass on the I-10, and it has grown quickly over the last two decades on large master-planned communities. The city is mostly newer housing, with more retail and infrastructure catching up each year.
Inventory is dominated by newer four-bedroom two-story homes in the $450K–$700K range. Builder inventory with incentives competes directly with resale here, which keeps a lid on resale pricing — a factor if you’re selling an existing home.
Beaumont suits buyers who want a newer home at a lower price than the I-15 corridor and have leverage to negotiate. The trade-offs are the pass climate and a commute that, for many, runs toward the wider Inland Empire.
The market right now
Beaumont has seen one of the larger year-over-year declines among the area’s solid markets, and the reason is supply. The city has added a lot of newer master-planned housing, and builder inventory with incentives competes directly with resale homes and pulls the median down. Homes take about a month to go under contract. If you’re selling an existing home here, you’re competing with a model home down the street that comes with a warranty and a rate buy-down, so price accordingly and lean on what a resale offers that new construction doesn’t — established landscaping, location, no lot premium. For a buyer, this is a market with leverage.
