Menifee is one of the newest cities in this part of Riverside County, incorporated in 2008 by combining two previously separate unincorporated communities — Sun City, a large age-restricted retirement community built starting in the 1960s, and Quail Valley — into one municipality. That merger is still visible in the housing stock today: a genuinely large share of what’s on the market is age-restricted 55+ inventory sitting alongside standard family neighborhoods, which isn’t something every buyer expects when they start searching a “Menifee” address. Because most of the city’s growth happened after incorporation, construction here skews newer than in older neighboring cities, generally meaning lower near-term maintenance costs for buyers.
