Market figures updated September 5, 2026. Source: CRMLS closed sales.

Moreno Valley sits east of Riverside, one of the larger cities in Riverside County, built up around March Air Reserve Base — a real Air Force Reserve installation and one of the area’s major employers — and the logistics and distribution industry that has grown along the 60 and 215 freeways.

Housing here is mostly suburban tract construction from the 1980s through the 2000s, with newer development toward the eastern part of the city. Prices run mid-range for this whole list, below Riverside proper next door.

Moreno Valley fits a buyer who wants a straightforward suburban home with easy freeway access and doesn’t need a walkable downtown. For a seller, the sheer volume of similar-vintage inventory means pricing needs to track the immediate comps closely rather than a citywide average.

The market right now

Moreno Valley’s median has held essentially flat over the past year, and it’s one of the highest-volume, fastest-moving markets in this whole expansion — 330 closings in the last 90 days, homes going under contract in under three weeks. For a buyer, flat pricing plus real volume means genuine comparables to negotiate from. For a seller, that pace still rewards accurate pricing over an ambitious one.
