Wildomar is a small city between Murrieta and Lake Elsinore on the I-15, incorporated in 2008. It’s less built-out than its neighbors, with a mix of newer subdivisions, older semi-rural pockets, and some larger lots that predate the tract development around them.

For-sale inventory is mostly three- to five-bedroom homes in the $600K–$800K band, with very little under $400K — the older small homes rarely come up. Larger parcels and homes with usable land carry a premium here that a same-square-footage tract home won’t.

Wildomar tends to work for buyers who want a bit more room and a quieter feel than Murrieta while staying on the 15 corridor, and who accept a smaller selection of homes on the market at any given time.

The market right now

Wildomar is a smaller market — only around thirty sales in a typical month — and that’s the most important thing to know about it. With that few transactions the monthly median swings, and no single month tells you much. The homes that do sell tend to move fast, among the quickest in the area. For a seller, the small sample cuts both ways: one strong nearby sale pulls your comps up, one weak one drags them down, so price to the last three genuinely comparable closes, not to what the neighborhood felt like last spring. For a buyer, be ready to move — well-priced homes here don’t sit.
