Living in La Verne

The median La Verne home sold for $909,000 over the last 90 days — down 0.1% from a year earlier.

Market figures updated September 4, 2026. Source: CRMLS closed sales.

La Verne sits at the northern edge of the San Gabriel Valley, home to the University of La Verne and to Old Town La Verne, a small historic downtown near the Metrolink station — a smaller-scale version of the same college-town character Claremont has just to its east. Much of the city sits against the foothills, with older neighborhoods near downtown and newer development further out.

Housing prices high for an inland San Gabriel Valley city, in the same range as Claremont and Diamond Bar, driven by the foothill setting and the smaller-town feel around the university and Old Town.

La Verne fits a buyer who wants that smaller college-town character without Claremont’s higher profile, or a foothill setting with a walkable historic downtown nearby. For a seller, proximity to Old Town and the foothills carries the same kind of premium here that it does in Claremont, on a smaller scale.

The market right now

La Verne’s median has held essentially flat over the past year, with homes going under contract in just two weeks despite that flat pricing — a market with real underlying demand even without much price movement. For a buyer, that combination is a genuine opportunity: a fast pace but without the same run-up seen in neighboring Claremont or Diamond Bar. For a seller, pricing close to recent comparables is what keeps that pace working.

A median is not your house.
