Anza sits in the Anza Valley on State Route 371, high country between the San Jacinto and Santa Rosa Mountains in southeast Riverside County. It’s remote and rural — large parcels, well-and-septic, real distance to services — with a small crossroads center.

It carries the lowest median list price of any market MZ Homes covers. Most listings are two- and three-bedroom homes under $450K, often on acreage, with a fair amount of manufactured housing. Homes take a long time to sell and typically close below asking.

Anza fits buyers who want land and self-sufficiency and are buying for how they’ll use the property, not as a quick resale. There’s leverage and time for a buyer here; the smaller resale pool later is the trade-off.

The market right now

Anza carries the lowest median in the area, and volume is low enough that the figures here use a full year of sales — even so, the year-over-year number should be read as a rough direction, not a precise figure. Homes here take a long time to sell, often two months or more, and close below asking. For a seller, that means a wide pricing range on genuinely comparable land and a long marketing window; for a buyer, it means leverage and time, but also a smaller resale pool later, so buy the property for how you’ll use it, not as a quick flip.
