Banning sits in the San Gorgonio Pass on the I-10, the corridor between the Inland Empire and the Coachella Valley. Mount San Gorgonio and Mount San Jacinto rise on either side. It’s an older city with a compact historic core and newer development, including age-restricted communities, on its edges.
It’s one of the most affordable markets in the area — most listings are three-bedroom homes under $450K, split between older in-town housing and newer tract and 55-plus product. Inventory relative to sales gives buyers some negotiating room.
Banning fits buyers who prioritize price and don’t mind a pass-country climate — windier and, in winter, cooler than the valleys — and a longer drive to Inland Empire job centers. Palm Springs is about half an hour east.
