Living in Banning

Banning sits in the San Gorgonio Pass on the I-10, the corridor between the Inland Empire and the Coachella Valley. Mount San Gorgonio and Mount San Jacinto rise on either side. It’s an older city with a compact historic core and newer development, including age-restricted communities, on its edges.

It’s one of the most affordable markets in the area — most listings are three-bedroom homes under $450K, split between older in-town housing and newer tract and 55-plus product. Inventory relative to sales gives buyers some negotiating room.

Banning fits buyers who prioritize price and don’t mind a pass-country climate — windier and, in winter, cooler than the valleys — and a longer drive to Inland Empire job centers. Palm Springs is about half an hour east.

The market right now

Banning is one of the most affordable markets in the area, and it’s been softening — down a few percent over the past year. Inventory relative to sales gives buyers some room to negotiate, and homes take about a month to go under contract. For a seller in a market that’s drifting down, the list price is the whole game: price to the last few comparable closes, not to last year, or the home will chase the market down and sell for less after a longer wait. For a buyer, there’s genuine negotiating room here, especially on a home that’s already been sitting.
