Living in Chino

The median Chino home sold for $760,000 over the last 90 days — up 6.3% from a year earlier.

Chino sits in San Bernardino County, historically dairy country — part of the same agricultural belt that once stretched across this whole area before Chino Hills and Eastvale were built out. Most of that land has since given way to suburban development, though Chino Airport, a general-aviation field, is a reminder of the city’s less-developed stretches.

The housing stock is mostly newer suburban tract construction, similar in style to its neighbors Eastvale and Ontario Ranch, and it prices accordingly — solidly mid-range for this whole list, below Chino Hills right next door.

Chino fits a buyer who wants a newer home with a straightforward layout and doesn’t need to be in the priciest tier of the Inland Empire. For a seller, Chino competes directly with Eastvale and Ontario for the same newer-construction buyer, so staying priced in line with those markets matters.

The market right now

Chino’s median has climbed about 6% over the past year, with homes going under contract in three weeks. That’s a solid seller’s market without the extreme pace of the coastal cities. For a buyer, it means competitive offers are still needed on the better listings. For a seller, current pricing has real room to reflect the past year’s gains rather than last year’s numbers.

A median is not your house.

These numbers tell you what Chino did. They do not tell you what your layout, lot, and condition are worth. I will walk your home and give you a real number — including if it is lower than you hoped.
