Beaumont is Banning’s western neighbor in the San Gorgonio Pass on the I-10, and it has grown quickly over the last two decades on large master-planned communities. The city is mostly newer housing, with more retail and infrastructure catching up each year.
Inventory is dominated by newer four-bedroom two-story homes in the $450K–$700K range. Builder inventory with incentives competes directly with resale here, which keeps a lid on resale pricing: a factor if you’re selling an existing home.
Beaumont suits buyers who want a newer home at a lower price than the I-15 corridor and have leverage to negotiate. The trade-offs are the pass climate and a commute that, for many, runs toward the wider Inland Empire.
The market right now
Beaumont has seen one of the larger year-over-year declines among the area’s solid markets, and the reason is supply. The city has added a lot of newer master-planned housing, and builder inventory with incentives competes directly with resale homes and pulls the median down. Homes take about a month to go under contract. If you’re selling an existing home here, you’re competing with a model home down the street that comes with a warranty and a rate buy-down, so price accordingly and lean on what a resale offers that new construction doesn’t: established landscaping, location, no lot premium. For a buyer, this is a market with leverage.

New construction in Beaumont
Beaumont is one of the most active new-construction markets in the Inland Empire: 21 builders are currently building across roughly 115 communities and subdivisions in the city, more concentrated new-home activity than almost anywhere else on this list. KB Home alone has 17 active communities here. Meritage Homes’ The Fairways, near the Morongo Golf Club at Tukwet Canyon, is one example of the larger master-planned developments underway. New-build prices generally run from the high $300Ks into the $1M+ range depending on size and community, with homes ranging from under 900 to over 4,000 square feet.
Buying new construction means dealing with the builder directly rather than a private seller: real advantages (a warranty, newer systems, no deferred maintenance) and real trade-offs (a lot premium, HOA dues, and often a Mello-Roos tax an equivalent resale home nearby won’t carry, plus less room to negotiate than a private seller under any pressure to sell). Worth having your own representation at the sales office rather than working only with the builder’s on-site agent, who represents the builder, not you.
Beaumont is one of three real new-construction hotspots in the service area: see the full new construction guide for how it compares to Menifee and Eastvale.
