Ontario sits in the middle of the Inland Empire’s logistics corridor, built around Ontario International Airport and the warehouse and distribution industry that has grown up around it — a real, ongoing driver of jobs in this part of San Bernardino County. The city’s older core sits north, laid out around a historic downtown; Ontario Ranch, a large newer master-planned area, has been filling in the southern part of the city for the past decade-plus.
That split shows up directly in the housing stock: older, smaller homes in north and central Ontario, and new-build tract homes with modern floor plans in Ontario Ranch. Prices here run well below the coastal and hill-country cities on this list, which is a big part of Ontario’s draw.
Ontario fits a buyer prioritizing new construction and value over walkable charm, especially anyone commuting along the 60/10/15 interchange area. For a seller, which half of the city a home sits in — established north Ontario versus Ontario Ranch — matters more to pricing than almost anything else.
The market right now
Ontario’s median has held essentially flat over the past year, drifting down about 1%, in a market with real volume — close to 300 closings in the last 90 days. Homes take about three and a half weeks to go under contract. For a buyer, that’s a more balanced market than the coastal cities on this list — flat pricing and a normal pace give room to negotiate. For a seller, it means pricing needs to be accurate rather than aspirational.
