Pomona sits at the eastern edge of Los Angeles County, in the San Gabriel Valley, home to Cal Poly Pomona and to the Fairplex, which hosts the LA County Fair every year. Its downtown and Antique Row carry real early-20th-century character — older brick storefronts and Craftsman-era homes — alongside newer development scattered through the rest of the city.

Housing here is a mix of that older historic core and more recent infill and tract construction, which keeps the price range wide. Pomona still prices below most of its western LA County neighbors, which has made it a landing spot for buyers priced out further west.

Pomona fits a buyer looking for LA County access at a real discount to LA prices, and it rewards some legwork — the historic districts and the newer tracts are genuinely different products. For a seller, an older home in one of the historic pockets can carry a premium over a same-sized newer home elsewhere in the city if it’s marketed to the right buyer.

The market right now

Pomona’s median is up modestly over the past year, a little under 2%, with homes going under contract in about three and a half weeks. It’s a steady, unspectacular market — not the rapid appreciation of the coastal cities on this list, but not a decline either. For both buyers and sellers, that steadiness makes recent comparables a genuinely reliable guide to pricing right now.
